  • Preferred Return – 15% per year
  • Up to 200 Class A units at $5,000 per unit
  • Minimum 20 units ($100,000) per investor
  • Preferred Returns paid at the end of the project

Net Cash Flow Distribution

Net Cash flow to be distributed in the following order:

  1. Where proceeds are from a company 
    • Preferred return on capital invested in that company; then
    • Return of capital invested in that company; then
    • Same as general cash flow (see below)
  2. For cash flow generally
    • Accrued but unpaid Preferred return; then
    • Return of capital contributions, until investors are fully repaid;
    • Remaining Net Cash Flow to the Class B Member.

Scout is ready to break ground in Q2 2021 with permits. Our development and design team were able to work through new water requirements put forth by the city. Recently, we rebid the project to better gauge current construction costs. While cost escalation was expected, extent is lower than anticipated. With that, we recently secure construction financing. Manageable cost increases combined with high double-digit market appreciation is helping show strong returns on the full development. We now have it in front of equity investors and expect funding and possible full recap for Shoreline LLC here in Q2.
